Manager - MEP Maintenance Services - Real Estate (10-12 yrs)
- Responsible for complete mall engineering including mechanical, electrical & civil maintenance processes; infrastructure installations, latest safety & security systems
- Drive & implement maintenance strategy across all equipment & systems within the property; cover preventive & break-down maintenance; provide comfortable & secure environment for customers
- Make plan for ensuring performance of all equipment & systems (Including FLS); measure actual performance levels
- Ensure all equipment & systems are functional, with minimal downtime
- Prepare yearly engineering budget by analyzing previous year's performance & growth projections
- Make yearly preventive maintenance plan for all equipment based on the Asset History Card, Breakdown Register & Equipment Manual; resolve breakdown in minimum downtime
- Ensure that retailer issues pertaining to engineering/ technical such as air-conditioning, leakage, electricity, water etc. are handled effectively and in time
- Supervise functioning of fire equipment (extinguishers, pumps, sprinklers), HVAC, electrical equipment, water, gas systems etc
- Liaise with government [BMC, Electricity, Fire] to obtain the necessary permissions and liaise with all AMC contractors and OEMs
- BE, 10-12 years experience, 32-35 years of age
